Application Policy:
RENTAL CRITERIA
Income
The applicant must have a gross (before tax) monthly income of 3 times the month rent. The applicant must have verifiable, reliable, and predictable sources of income. Verification of income sources must be submitted with the application.
Exception: College Students may be able to pay additional security deposit equal to one month’s rent.
Employment: Must be employed for at least 6 months at current job or pay additional security deposit equal to one month’s rent.
2. Housing History
Each applicant must have a minimum of six months’ satisfactory and verifiable housing history within the past 18 months.
First time renters pay additional security deposit equal to one month’s rent.
No unlawful detainers allowed within past 24 months.
3. Criminal History
A criminal history, history of drug use or dealing, physical violence to persons or property, or other conduct which would adversely affect the health, safety or welfare of residents of the community or of management/owner employees will result in denial of application.
No felony records within past ten years.
4. Credit History
Bank and credit references will be checked. An adverse credit history, high debt, or the absence of a credit history may be grounds for rejection of application.
Applicants must meet criteria number one (income) and at least one of the three other criteria to be approved. Applicant will pay additional security deposit if all four criteria are not met.
Reasons for denial:
Income is less than three times one month’s rent.
Applicant has criminal record that does not meet owner’s criteria.
Applicant has eviction record (UD) within the last 24 months, regardless if the reason was for non-payment of rent and the amount due has now been paid.
Applicant owes money to prior landlord.
Applicant provided false information on application.
Unable to verify income.
Credit score below 550
Reasons for Additional Security Deposit
o Rental History
First time renter, no verifiable rental history, borderline rental history.
Student that does not meet income requirement.
Less than 6 months at current job.
Credit score between 550 and 600.
Additional security deposit will decide at the time of approval. Full amount is due at move-in, no exceptions.
SECURITY DEPOSIT
A refundable deposit of one month rent should be deposited at the time of lease signing.
RENT PAYMENT
Rent is due by 5th of each month and must be paid by Personal Check, Cashier’s Check or Automatic payment through ACH.
PET POLICY
Only cats and small breed dogs are allowed. Pets should not weigh more than 30 lb. A non-refundable deposit of $150 is required for each pet & a monthly payment of $35 for each pet. This applies to both cats and dogs.
SECTION 8
We do accept Section 8 assistance at this time.
LEASE TERMINATION
Terms specified during the lease override the policy outlined here. An advance notice of two full calendar months’ notice is required for lease breakage. Tenant is responsible for the rent for the two months. If management finds a new tenant for the leased out unit, any rent the management gets for the same days charged to the vacated tenant will be returned.
AC AND DISH
Management approval is required to fit any size air-conditioners. It is not permitted to attach any external antenna or receivers to the exterior of the building.
BICYCLES
Bicycles should be marked clearly with the name of the tenant and should be parked at designated space. Any unmarked bikes will be disposed periodically
PARKING
Tenants are provided one parking space per unit and a permit provided during lease sign should be displayed. Vehicles parked in violation will be towed at owner’s expense.
TRASH
Tenants to observe the rules posted by the trash hauler. Dumping items near the trash container is not allowed. These items will be disposed and the expenses will be charged to those responsible.
LAUNDRY
Laundry hours are 6 AM to 9 PM only.
SMOKING
Smoking is not allowed anywhere in the premises including the apartment unit, common areas and the grounds
